Lead Business Specialist REPORTS TO:
Assistant Community Manager POSITION RESPONSIBILITY:
To assist in effective rent collection and business correspondence.
POSITION DUTIES:

Business Management Answers in-coming phone calls and handles each call accordingly Rent Collection in person, on-line and allotment Post rent and make daily deposits Invoice all delinquent accounts including rent, damages, utilities, etc.
Collection of delinquent accounts for sub-metered utilities Process paperwork for reimbursements for concessions, overpayment of rent, and other refunds from accounting department Maintain allotment system for military residents Administrative Accurately completes all Business Specialist processes Organizes and files all applicable reports and paperwork Proofreads all lease paperwork as needed Maintains data management of all applications, move-ins, renewals, notices to vacate and move-outs in management software system Documents all resident correspondence in management software system Completes application process for all potential residents and civilian renewals Leads and trains Business Specialist duties as needed Assists Quality Assurance manager with inspection management in daily preparation of preliminary and final inspections Accepts service requests from residents and routes to maintenance for prompt processing.
Conducts service follow-up with resident when work is completed.
Attends company meetings when requested Reports Management Updates required reports concerning rent collection, delinquency, referrals, concessions, etc.
Responsible for reports for sub-metered utilities to include monthly averages, summaries, billings and collection.
Compliance Conducts all business in accordance with company policies and procedures, WPAFB housing guidelines, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to multi-family housing Maintains Miller Valentine values and beliefs ATTENDANCE:
Regular attendance is required and may include weekend hours.
Work beyond 40 per week may be required.
QUALIFICATIONS &
Experience:
College level accounting courses or one year of accounting experience.
Residential property management experience a plus.
LANGUAGE SKILLS:
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
Ability to write reports, business correspondence, and procedure manuals.
Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
MATHEMATICAL SKILLS:
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
REASONING ABILITY:
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
Ability to deal with problems involving several concrete variables in standardized situations.
